The Rebate amount that you receive from us at closing will depend on the purchase price of the property that you buy through us, as well as whether you purchase an existing home, or a new home from a builder. We currently rebate our buyers up to 70%** of our Gross Commission as indicated on the Multiple Listing Service, or per separate commission agreement with the listing Broker, whichever is applicable. Please note, we do not rebate to our buyers special marketing bonuses which are occassionaly offered by builders.This program is subject to change at any time without notice.
What types of Rebates Do We Offer?
There are two types of rebates:

New Homes Purchased from Builders (Rebates of up to 70%** of our gross commission) – We initially register/represent you when you purchase a new home from the builder. However, in order for us to be eligible to receive compensation from the builder and give you a rebate, we must register you on your first visit with the builder. So, it's crucial that you talk to us first. In most cases, the builder will handle the transaction thru the escrow period, but we will assist you, as needed to ensure a smooth transaction and closing. Please note that not all builders offer cooperating broker commissions

Existing Home Purchases / Resales (Rebates of up to 50%** of our gross commission) – You conduct your property search online via our website or otherwise, and once you find a property you want to preview in person, we will schedule a showing for you. If you decide to purchase the property, we'll then prepare the necessary paperwork, including the Purchase Agreement (Offer), and negotiate on your behalf. We would represent you until the close of escrow. However, you cannot have an active “Exclusive Buyer Broker Agreement” with another agent or broker.

How Do I Get Started?
1. Contact me and sign a Buyer’s Agency Contract with ABR Realty (this allows us to receive compensation from the seller – a builder or an individual) or don't - if you don't want to sign yet that's ok - then don't sign with any one else or even talk with any other agent especially a listing agent or a builder's agent. If they talk with you first then they may not pay ABR Realty a commission and we can't rebate unless we get paid.
2. Find your house. Use our MLS search tool or any other method you like. We can help with this process as needed. The more you do the higher your rebate. If for example, you have already picked your builder, city, neighborhood, house, and we go together to meet the on-site agent and sign the contract we will give you 70% of the available commission.
3. When you are ready to make an offer to buy a resale home we will help you negotiate the deal and will prepare the written offer. We must ensure that your contract to buy any property (new or resale) states that ABR Realty represents you as your buyer's agent.
4. Complete the transaction – by accepting the title to the property at your attorney’s closing table. Your attorney will calculate your rebate based on instructions provide by step 1 the Buyer's Agency Contract.
